Expert Witness Testimony – The Chief Appraiser for Signature Appraisal is a vetted expert witness. To-date, testimony includes Bankruptcy cases in Sacramento County.

Signature Appraisal can appraise your Duplex, Triplex, Fourplex and/or your non-owner occupied single-family house. All small income appraisals are priced to include the appraisal report, rent schedule and operating income statement. Price differences are intended to accommodate the differences in size and complexity of the type of property being appraised.

Standard Appraisal Review

The purpose of the review is to enable our client to make an informed lending decision by providing an assurance that the appraisal originally provided to them demonstrates an adherence to USPAP and represents a value consistent with available market data.

Signature Appraisal’s appraisers form this opinion through a very detailed analysis of the report provided by the client, including but not limited to:

  • Analysis and definition of the subjects market area.
  • Analysis of the comparables selected by the original appraiser.
  • Analysis of all available comparables in the subjects market area in an effort to ensure that no comparables were overlooked.
  • Analysis of the reports overall adherence to USPAP standards.
  • Analysis of the subjects immediate market area for elements that may contribute to external obsolescence.

The client is provided a detailed USPAP compliant report that collects and summarizes all of the information developed through the analysis process in an easy to understand format.

Enhanced Appraisal Review

The Enhanced Appraisal Review provides the same analysis service as the Standard Review, with the addition of comparable properties analyzed and adjusted to develop a limited opinion value range. Many lenders appreciate the value/cost ratio this service provides.

Field Review

Signature Appraisal’s Field Review services combine the analysis services of the Standard Appraisal Review with the added value of a drive-by or internal inspection of the subject and all of the comparables selected by the original appraiser. Where appropriate, the field review incorporates the service level provided in the Enhanced Appraisal Review with the added value of external inspection of the additional comparable properties.
